So what's it actually like to live in Richmond Highlands?

Of all Shoreline's neighborhoods, Richmond Highlands is one of the easiest to just live in. It's flat - a real rarity this close to the water - which makes for effortless dog walks, bike rides, and strolls to the park. Sitting inland from Richmond Beach and west of Aurora, it trades dramatic Sound views for something a lot of people quietly prefer: a level, tree-lined neighborhood where daily life is simple and everything is close.

A Snapshot of Richmond Highlands

Richmond Highlands stretches through the middle of Shoreline, roughly between 10th Ave NW on the west and Aurora Avenue N (Highway 99) on the east, centered around the N 165th to N 185th blocks. The homes are mostly mid-century ramblers and split-levels on generous, mature lots, mixed with newer townhomes and infill closer to Aurora.

This is one of the oldest parts of Shoreline. The area was originally platted as the "Richmond Highlands Acre Tracts," and for decades the corner of N 185th and Aurora was a genuine town center - it was a stop on the old Seattle-Everett Interurban trolley line, surrounded by grocers, garages, and cafes. You can still dig into that history at the nearby Shoreline Historical Museum.

Homes & Home Prices

Richmond Highlands sits at the more attainable end of Shoreline's map, but it's far from cheap. As of 2025-2026, the median sale price has hovered around $890,000 - a bit above Shoreline's overall median of roughly $770,000 to $800,000.

Here's a rough breakdown of what you'll see:

Most single-family homes: mid-$600,000s to about $1.2 million • Larger or fully updated homes: $1.3 million to $1.7 million+ • Two-bedroom homes and condos: often in the high-$500,000s to low-$600,000s

Homes here tend to move quickly, frequently going pending in around two weeks. Prices shift with the market, though, so if you want a real number for a specific home, either what to list at or what to offer, I'm always happy to run a quick comparative market analysis.

Schools

Richmond Highlands is part of the Shoreline School District. Depending on exactly where you are in the neighborhood, elementary students generally attend Highland Terrace Elementary or Meridian Park Elementary. From there, most kids continue on to Albert Einstein Middle School and then Shorewood High School.

Families also have the option of Cascade K-8, a district-wide choice school built around project-based learning. Attendance boundaries can change year to year, so it's always worth confirming your specific address with the district before you count on a particular school.

Parks & Everyday Life

For a neighborhood this central, Richmond Highlands is remarkably green. Richmond Highlands Park on Fremont Ave N anchors the area with ball fields, basketball and sport courts, a playground, and paved trails. Sunset School Park adds a community garden, public art, and open play space - it's also the home of the neighborhood's beloved summer "Wet 'n' Wild" tradition, where families gather for sprinklers, a slip 'n slide, and giant bubbles.

You're also just a short hop from Boeing Creek Park and Shoreview Park to the west, and only minutes from Richmond Beach Saltwater Park for that toes-in-the-Sound reset. For a night out, Darrell's Tavern on Aurora has been a Shoreline institution for live music and low-key evenings for years.

What really defines the area, though, is how connected neighbors are. The active Richmond Highlands Neighborhood Association hosts everything from general meetings to National Night Out gatherings, giving the neighborhood a real sense of community.

Getting Around

Because it's so flat, Richmond Highlands is one of the easier Shoreline neighborhoods to get around on foot or by bike, with the Interurban Trail and Aurora Avenue's bus routes running along its eastern edge. For longer trips, the Shoreline North/185th light rail station, served by Sound Transit's 1 and 2 Lines, is a short drive or bus ride away, putting downtown Seattle, the Eastside, and Lynnwood within easy reach. I-5 is close too. The quiet interior streets are still car-friendly, so you get the best of both worlds.

Why Locals Love Richmond Highlands

Ask around and you'll hear the same themes: it's flat, leafy, friendly, and central. Richmond Highlands doesn't try to be flashy. It's the kind of place where you can walk to the park with the kids or the dog, know your neighbors, and still be minutes from the beach, the light rail, and everything along Aurora.

Final Takeaway

Living in Richmond Highlands, Shoreline means an easy, grounded lifestyle: level streets, established homes, solid schools, and real community - all at a price point that's a touch more attainable than Shoreline's waterfront neighborhoods. If you value everyday convenience over a view, it's hard to beat.
