What Does $245,000 Buy You in Everett, WA Right Now?
At $245,000 in Everett’s Carlisle Creek community, you get a 666 sq ft, 1-bed/1-bath condo with in-unit full-size laundry, a wood-burning fireplace, a walk-in closet with a system already installed, a private deck, and access to a gated complex with a pool, hot tub, fitness center, and game room — all for just over $400/month in HOA dues that include water. There’s no rental cap, which makes it viable as a long-term investment. It’s one of the better-value options available in Snohomish County right now for buyers under $300K.

The question I hear from buyers looking under $300K in the Seattle metro is always the same: what am I actually getting?
Not in square footage terms. Not in zip code terms. What does it actually feel like to walk into? Is it dated? Is it cramped? Does it feel livable or does it feel like a compromise?
This walkthrough answers that. I’m taking you through every room in unit A202 at Carlisle Creek in Everett, WA — listed at $245,000 — so you can see exactly what’s here before you decide if it’s worth a showing.
The Complex and the Exterior
Carlisle Creek is a gated community of about 84 units. Secure entry, landscaping covered by your HOA, and - importantly for unit A202 - visitor parking right across from your door. That matters more than people think. When guests come over, they’re not circling or parking a block away. They pull in, park, walk across, and they’re there.
The complex has a pool (covered right now, but it’s there), a hot tub, a fitness center, and a game/rec room — all included in your HOA dues. Watch the exterior walkthrough at 0:30 to get a feel for the layout and how the amenities sit relative to the unit.
For parking, this unit comes with one uncovered stall. Covered and garage options exist in the complex if you want to upgrade. Unit A202 is a second-floor unit, which means a few stairs in and someone above and below you - worth knowing going in.
Inside the Unit: The Real Tour
The unit has been updated - fresh paint, updated hardware, new light fixtures. Right inside the door is a coat closet: full height, good depth. See the entry at 1:30.
Bathroom: Tub and shower (not just a shower stall), granite counters, medicine cabinet, good storage, updated lighting. Walk through it at 2:10.
Bedroom: Larger than you’d expect. Good natural light. Walk-in closet with a system already installed - shelving, rods, done. The door is a full-length mirror, a smart use of space. Bedroom and closet at 4:05.
In-unit laundry: Full-size washer and dryer, not a combo unit. Tucked away neatly. If you’ve ever lived somewhere hauling laundry to a shared basement, this detail alone is worth a lot. See it at 5:30.
Living room: Wood floors throughout, open to the kitchen, and the standout feature of the unit - a wood-burning fireplace. That’s not something you find in many condos at this price point. Staged well, with mirrors used to make the room feel bigger. Living room at 6:30.
Kitchen: Open concept with a bar-top counter - sightlines into the living area. Dishwasher, fridge, range and oven, drop-in sink, and a pantry. Two flooring types (tile in wet areas, wood everywhere else), no carpet, no awkward transitions. Kitchen at 7:30.
Deck: Private, with outdoor storage. Room for a small table, grill, chairs. You’re looking at green space, not directly into another unit. Deck at 9:00.

The Investment Angle: No Rental Cap
Carlisle Creek has no rental cap. That means you can buy this unit, live in it, build equity - and if your situation changes, you can rent it out without hitting a complex restriction that limits how many units can be rented at once. A lot of condo communities have these caps, and buyers don’t find out until they’re under contract.
For an investor who wants a long-term hold in a market with strong rental demand - Everett has Boeing, Paine Field, and a growing downtown - the no-cap status is a real differentiator.
HOA dues are just over $400/month and include water, snow removal, pool, hot tub, fitness center, and game room. The complex is in the Mukilteo School District, one of the stronger districts in Snohomish County - relevant for resale value and family buyers.
Who This Unit Is For
At 666 sq ft, this is a one-person or couple home. It works for someone who’s been renting and wants to stop - the mortgage on $245K lands in a similar range to a lot of apartment rents in Everett, and you’re building equity instead of handing that money to a landlord.
It also works for an investor. Everett’s rental market is tight. Boeing and Paine Field drive consistent demand, and a turnkey, amenity-rich unit with no rental cap is exactly what a tenant in that market wants.
