What does a new construction townhome near light rail in Shoreline, WA offer?

This new construction townhome in Shoreline's Meridian Park area has 3 bedrooms, 3 bathrooms, and about 2,170 square feet, with an attached two-car garage, a lower-level guest suite, and a top-floor primary suite with a Juliet balcony. It sits near Echo Lake, across from Cromwell Park, and within walking distance of the Shoreline North/185th light rail station. It's one of six new units going up as Shoreline adds housing around its stations.

Shoreline is changing fast, and you can see it on the street before you ever step inside a home. Older single-family lots near the light rail stations are being rebuilt as townhomes.

I toured one of those new builds in the Meridian Park area, right by Echo Lake — and I'll walk you through what you get, what the location is really like, and who it fits.

Why are townhomes going up near Shoreline's light rail?

The city has planned for more housing and greater density around its two light rail stations. That means older single-family properties and larger lots are increasingly being redeveloped into townhomes and multifamily housing.

Meridian Park is a good example because it's still an established neighborhood — older homes, parks, and quiet residential streets — with new construction mixed in. If you want something newer without giving up an established setting, you'll see more and more options like this. I've covered the area in more detail in living in Meridian Park, Shoreline.

This project has six units — three in the front and three in the back — so you can pick the side you prefer.

What's inside this 3-bed, 3-bath townhome?

The home is about 2,170 square feet with 3 bedrooms and 3 bathrooms on a 2,993 square foot lot. Here's how it lays out:

  • Entry and garage level: a wide entry with a coat closet (more important than people think), plus an attached two-car garage.

  • Lower-level flex room: a mini-split for heating and cooling, a closet, and a full bath with a shower tiled to the ceiling. See the guest suite potential at 3:21.

  • Main level: a kitchen with quartz counters, subway tile, a tucked-away microwave, and island seating for about four, flowing into a dining area with big windows and a back deck. There's also a half bath, so guests never have to head upstairs. Walk through the kitchen at 4:37.

  • Main-level flex space: a playroom, an office, or a small workout room. Check it out at 7:13.

  • Top floor: two secondary bedrooms with their own mini splits, a full bath, and a full-size stackable laundry closet on the bedroom level.

Is the primary suite worth the climb?

I think so. You get vaulted ceilings, a Juliet balcony, a large closet, and a primary bath with double sinks, a stand-up shower, and a separate pocket closet for the toilet. Closets are one of the things I love most about new construction, and this one delivers.

One honest note: the lower-level guest room has no door, so if you want true separation, you'll want to think through how you'd use it.

What's the location like?

This is where the home earns its keep. Unit A on Sunnyside Avenue North borders Echo Lake, and you can walk to the Shoreline North/185th light rail station. I've taken the train to the airport and to downtown Seattle for ball games myself.

  • Cromwell Park is right across the street, with a playground and soccer fields. Hear me describe the park at 1:44.

  • Coffee and errands: Liturgy Coffee is a few blocks away, and Trader Joe's, Costco, and Fred Meyer are close.

  • Spartan Recreation Center is nearby, with a big soccer field, a nature trail, and pickleball courts.

  • Edmonds: about 10 minutes away, with the ferry, restaurants, and coffee shops.

  • Driving: about a minute to the I-5 on-ramp. In some neighborhoods, the freeway adds 10 to 15 minutes — here it doesn't.

I believe the home sits on the boundary for Meridian Park Elementary, but confirm school assignments directly with the district before you make any decisions. I recap the location and transit at 10:57.

Who is this townhome a good fit for?

It fits buyers who want newer construction, a two-car garage, and a short walk to light rail — without leaving an established neighborhood. If you're still weighing options, compare it with what $2.4 million buys in Richmond Beach. And if you need to sell before you buy, my guide on selling first or buying first in Shoreline will help you plan the timing.
